Who is Landcorp International?

Landcorp International was formed specifically to source and offer lucrative land development opportunities across the globe to a much wider audience.  We offer first time and seasoned investors a revolutionary way to participate early in land development and benefit from the significant gains that can be made from this type of investment.

What makes us different from other companies who offer land for sale?

Landcorp International is different from other companies for four main reasons:

  1. We do not sell greenbelt land.  We only sell land that has very high potential to have planning permission granted
  2. Landcorp International undertakes extensive research in sourcing land with a high likelihood of achieving planning permission.
  3. Our land can be placed in a Self Invested Personal Pension (SIPP). This is a unique and very tax efficient benefit of buying our land
  4. The developers we work with retain a significant interest in the land they offer and only invite a limited number of individual investors to participate. This means that their gain is linked to your gain.

Does Landcorp International offer Greenbelt, agricultural or protected land for sale?

No. All land that we sell has high potential for development. Greenbelt, agricultural or protected land is pure long term speculation and has been zoned as such for a reason.  The likelihood of a developer achieving rezoning from the local authorities on land which is protected from building or greenbelt is very low. Landcorp International undertakes due diligence to ensure that the land we offer has a high potential for development and is not just long term land banking speculation.

Who will develop the land?

The developer for our current opportunity in Nova Scotia, Canada is the Terra Firma Development Corporation. They are a development company committed to creating sustainable developments that embrace the latest technologies and thinking, integrate with the natural environment and respect the needs of the local population.

Their team is comprised of a group of local and international professionals that have an extensive portfolio of development and management experience including hotels, golf courses, and commercial units. With decades of combined experience locally and internationally, they have executed the development of more than 1000 residential and resort units in several countries.

If the land is so valuable, why doesn’t the developer keep it for himself?

Essentially we are raising development capital for the developer. We help the developer to raise finance in order to achieve planning permission and develop faster than otherwise would be possible through conventional financing.  Ordinarily the developer would raise finance from a bank using the land as security. Almost immediately the interest would accrue and very significant payments would be required.

Our model dictates that the developer only has to offer part of the land as security, no interest is charged and no payments have to be made thus reducing the financial burden on the developer in the crucial early stages.  Effectively the developer is giving up a share of future profits in exchange for funding now- a win-win situation for both you and the developer.

Do I need a solicitor to buy land?

You don't have to use a solicitor to buy land because all of your money is managed by the independent management company.  However, you are welcome to use one if it brings you peace of mind.  It is important that you choose a solicitor who is familiar with land transaction. How much land can I buy?

You can purchase as little as a half acre up to the maximum amount of land available in any particular site.  Remember that if you are buying land to put in your Self Invested Personal Pension (SIPP), the maximum you can invest in any one tax year is £215,000.  For details of our currently land development opportunity, click here.

What profit should I expect to make from the land?

The profit you can expect to make will be dependent on the initial price paid for the land and will be realised upon the resale of individual building plots with planning permission.

Can I sell my land to someone else?

Yes you can sell your land at any time to a 3rd party of your choice

How secure is my land investment?

Firstly, a completely independent UK-based management company will oversee all aspects of your participation.

Your money will be held in a separate HSBC bank account named a 'Clients’ Account' managed by the management company. Under English Law, the money in a “Clients’ Account” is protected and legally acknowledged that the funds belong to clients and not to the company managing it.  
Your funds are also protected from creditors and would be returned to you without claim in the event the company managing the funds went into liquidation.

Your investment is secured by a title deed within the development and the liability of this opportunity is limited to the funds you invest.

What about SIPPs?
