Land development process

The foundation for getting any planned development approved is the zoning of the land. This identifies the usage of the land and what can and cannot be developed on it.

The following is a general guide to the steps that must be taken in the Rezoning Process. Please note that this guide is approximate and exact details will vary from country to country.

Note: It is important to stress that from Step 2 onwards, a positive response from the Local Authority is required to advance the project. If a negative response is received, the developer and his team will modify the Plans and represent them again in order to secure the desired positive response.

WHAT IS LAND REZONING?

The zoning of the land is set by the local authorities and states what can and cannot be built on the land. For example, there are different types of zoning such as commercial, residential, mixed use and many more. Rezoning involves asking the local authorities to change the permitted usage of the land.
