Why invest in Land?

It is a well known fact that investing in land is one of the safest forms of investment there is today. Unlike investing in the stock market where companies can go out of business, land is a tangible asset and cannot be destroyed. According to the Financial Times, over the past 10 years, land has risen in value by 370% compared with a rise of just 51% for the FTSE, 109% for NASDAQ and 110% for the S&P; 500.

 

 

How do I know my investment is secure?

Landcorp International identifies and sources land development opportunities and negotiates exclusive marketing agreements with developers worldwide. When you buy land through us your purchase is managed by Powerscourt Services Ltd - an independent trustee, and your land is secured by a title deed on the land. In the unlikely event that we cease trading, your investment is secure as you will still own the title deeds to the land.

 

 

What makes us different from other companies?

Landcorp International is different from other companies for 4 main reasons:

  1. We do not sell greenbelt land. We only sell land that has a very high potential to have building permission granted.
  2. Our due diligence in sourcing the best land truly sets us apart and enables us to only offer opportunities with the highest likelihood of planning approval
  3. Our land can be placed in a SIPP. This is a unique and very tax efficient benefit of buying our land
  4. The developers we source our land from will retain a high percentage of the land and only invite a limited number of investors to participate. This is an excellent sign of what it will be worth and means that their gain is linked to your gain

 

 

Is this a Collective Investment Scheme?

No, this is not a Collective Investment Scheme because you will own the land through a Limited Liability Company over which you have control.

 

 

What are the tax advantages of buying land?

For UK tax residents, you can place your land within a Self Invested Personal Pension (SIPP). This means that you enjoy tax relief of up to �4,000 for every �6,000 you invest. You can find more information about Self Invested Personal Pensions in our SIPP Zone

 

 

How much can land can I buy?

You can purchase as little as a 1/4 acre up to the maximum amount of land available in any particular site. Remember that if you are buying land to put in your SIPP (Self Invested Personal Pension), the maximum you can invest in any one tax year is �215,000

What profit should I expect to make?

Historically land has increased in value on average by 370% per year for the past 10 years (source: Financial Times) and with the world population expected to increase to 8 billion by 2028 from the current 6.6 billion in 2007 (source: Wikipedia), the demand for land and places to build houses is not only set to continue but increase quite significantly . Before deciding on where to buy our land, we closely examine how similar developments have fared over a similar period and use this to help us predict the increased value of the land

Do you offer any guarantees?

It is a known fact that land always increases in value once planning permission is given. We guarantee that you will own shares in a limited liability company that owns the land. We also guarantee that the developer as part of the agreement with you will retain a large proportion of the land and will advance with the necessary steps to acquire planning approval. However, due the nature of this type of investment we cannot absolutely guarantee that planning approval will be given.

 

 

How long will it take to get planning permission?

Can I sell my land shares to someone else?

Yes you can. However, you must inform the trustee, Powerscourt Services Ltd of your intentions and disclose the price that you intend to re-sell your shares for.

 

 

Do I need a solicitor to buy land?

You don't have to use a solicitor to buy land because all of your money is managed by an independent trustee, Powerscourt Services Ltd. However, you are welcome to use one if it brings you peace of mind. It is important that you choose a solicitor who is familiar with land transactions.
