Investing in land is a new concept to many people so it’s important to be familiar with the terms used so you are absolutely clear about what you are buying into.

Building or Planning Permission

This is an official permission to build.  It is an authorisation that must be obtained from a local government before building a new building or structure or indeed altering an existing one

Development Land

Development land is land that is zoned for development i.e. it can be built on.

Greenbelt Land

A belt of parks, farmland or uncultivated rural land surrounding a town or city.  According to some sources, it is unlikely that these sites will get planning permission as most local authorities strongly resist any attempts for building on the Greenbelt

Master Plan

The Master Plan is a complete breakdown of the development plans for the land including infrastructure such as roads, sewage, water and power.  It also specifies the type of dwellings to be built.  Often the Master Plan will be produced in conjunction with experienced developer professionals including engineers, architects, planners, project managers, legal experts, designers and many more

Re-zoning land

A change in the classification of the land specifying what can and cannot be built on the land

Segregation (Sub-dividing)

Once planning permission has been given and the land successfully rezoned, it is then segregated or sub-divided into smaller building plots
